I've dropped little hints, but haven't said anything until things truly were a done deal. Ad nauseum probably I've talked about this being a chaotic week, but for a great reason. DD1 bought a house! She closed yesterday and now she's getting her life bits out of storage and setting up her home. She's on route as I hit publish to get another load out of storage and meet the Internet installer. Furniture and anything else she can't take in cars is being moved tonight with friends and a U-Haul.
How did this come about? Remember back before the 4th of July weekend sharing that she had toured a perfect house, one with just about every feature she wanted. The few features lacking were compensated by a few other features she loved, but didn't think were possible. She had put in an offer that night, as did two others, and a day later learned she didn't get it. She was disappointed but decided to take a pause for a couple weeks as not much was coming up on the market in locations or style she wanted. Cue the calendar moving forward two weeks. She got a call from her realtor that the first buyer pulled out, and she had first option to put in her offer again. It was accepted!
She anxiously went through the self paid inspection. All was good, with the exception of radon. She was able to amend her offer for the seller to "cure" the issue at their expense. If not, my daughter could cancel with no penalty, or decide to pay herself if she still wanted the house, but seller declined to add the radon mitigation system. Fortunately they agreed, so no more out of pocket, and she didn't have to step away. Last was the formal appraisal. They said, and I'm paraphrasing, it was a solid house, good bones, with nothing of substance needed remedied.
Besides a large master, she's got room for an office/ studio, a room for guests staying now and a family in future. She compromised on size of kitchen, but benefits from two bathrooms, one on each floor, main floor laundry, plus seperate dining room, but also a large basement. Storage will not be a problem, though she's such a minimalist, storage wasn't really a problem in her rentals either. ( Though just in moving things she brought here, things expanded!) An attached garage adds safety coming home at night. Don't get me started on the beautiful wood floors and window seat!
I'm only share bits, but will say, she has a beautiful front porch for her refurbished rocking chair. A porch was on her wish list along with a big yard. Her's is huge for in town, and beautifully maintained, complete with garden beds (of which the pictures are from), rain barrels and a hutch shed storing them, a compost pile, another garden/ storage shed, a large deck off a second small porch, and the perfect backyard tree for her boho hanging chair. Everything about the house shows care and love by the prior owner, and I thank them for that. Now, she'll need to learn things of course. She knows there will be issues that come up in a 122 year old house, but come tomorrow, she'll be pretty much moved in.
I'm just so proud of her for working hard, saving, still traveling and living life, and putting her money towards her hopes and dreams. She didn't set out to accumulate stuff and didn't blow money on things so many young professionals feel they deserve, not comprehending the magnitude of the budget leaks. So, it's her news, but I'm happy to share. I took yesterday off work for morale support and help, and should have Friday off barring nothing unforseen to help her. We made a little progress last night. You've all been reading the journey and sending positive energy. Thank you for the kind thoughts and wishes this summer.

I am overwhelmed by the comments and participation in yesterday's post. I haven't figured out what challenges yet, but might blend a few. My daughter plans on joining in something too for September to get in the swing of a new budget realty and free up some funds for her new home.

DeleteHow wonderful for your daughter, and I love the pic of you in the rocking chair. I've always loved the American houses that are wooden boarded on the outside and have the gorgeous wrap-around verandas...so different to English houses.
ReplyDeleteIt's not a wrap around porch but does go the width of her house. It's screened in so no bugs.

DeleteYeah!! How wonderful for her. I love that era of a house! Especially woodwork and a window bench too! As a daughter and SIL also live in Minneapolis I know how tight the market is even worse than three years ago when they bought. They are in a post war house with the original owner was still there! In a full post war neighborhood, all the old houses seem to have a more solid build!! Coming from this owner of a 60’s home ha!

ReplyDeleteConsidering the market, she didn't look at that many. She of course had a good idea what she wanted and online pictures helped rule out many. It sure was a quick change though from disappointing news to elation.

ReplyDeleteYour daughter will. My daughter compromised by settling for a slightly longer commute, but as she works 4 day weeks and sometimes remote works, was ok with that. The price difference was a good 10-15% difference being just that much farther than where we live. But, she didn't go as far away geographically as she thought she might be willing to.
